What Is An EPC?
An EPC determines the energy efficiency of a property, indicating how much it will cost to light and heat. An alphabetical rating of A – G is used. Properties with an ‘A’ rating are the most energy efficient and those rated ‘G’ are very inefficient.
Additionally, an EPC provides insight as to what measures can be improved to boost the property’s energy efficiency.
What A Domestic EPC Includes
A domestic EPC is designed to give informative and useful information to the reader. This clearly details the current rating of the property and what actions can be taken to increase its energy efficiency. It is typically four pages long and its contents are summarised below:
Page 1 - Property Energy Efficiency Rating
- An energy efficiency rating between A and G is given to the property. This follows the style used for fridges, washing machines and other energy efficiency rated appliances.
- Estimated energy costs and savings averaged over a three year period. The top three recommendations for the property, their typical cost and the savings they would provide are included.
- Brief Green Deal information is provided.
Page 2 - Building Summary
- A building summary with statements about elements of the building based on data recorded by the DEA, including construction and insulation details, the heating system and hot water system.
- More in-depth information about Green Deal and how the financing works.
Page 3 - Property Recommendations
- Full list of cost effective recommendations for the dwelling, their indicative cost and typical savings.
- Detail as to whether the recommendations can be fully or partly funded by the Green Deal.
- List of possible ‘alternative measures’, to improve the energy efficiency of the dwelling. These don’t have costs or savings associated with them.
Page 4 - Contact Information & Environmental Impacting Rating
- Energy assessor details provided, including contact information.
- Environmental impact rating is given to the property. This rates the carbon emissions of the dwelling and is similar to the energy efficiency rating.
Getting Your EPC Is As Simple As 1-2-3
1. Book An Appointment

2. Property Inspection
An on-site EPC inspection will be carried out by a qualified DEA expert. This takes approximately 30 minutes to complete on average.
3. Receive Your EPC
Once completed, the EPC will be sent to you via a direct government website link. If requested, a paper copy can also be made available.
EPC For Landlords
Landlords are legally obligated to meet energy efficiency standards introduced in April 2018 and updated in April 2020. The Minimum Energy Efficiency Standards (MEES) requires all properties rented out to achieve a minimum EPC rating of ‘E’.
If a property is assessed and given a rating below E, the landlord must improve its energy efficiency. Failure to take action could result in prosecution and/or a hefty fine of up to £5,000.
