What Is A Commercial EPC?
Similar to a domestic EPC, a non-domestic EPC rates the energy efficiency of a commercial property. The building’s fabric, heating, ventilation, air conditioning and lighting systems are examined and assigned a rating.
The rating system that is used for commercial EPCs is the same as that for domestic EPCs. An ‘A’ rating identifies the most energy energy efficient buildings and a ‘G’ identifies commercial properties with the lowest rating.
Building categorisation is used for commercial EPCs, with every property being divided into either level 3, 4 or 5. The levels differentiate properties based upon how sophisticated the installed heating and ventilation systems are. The category is also determined by whether the commercial building is a new development or existing.
Unlike a domestic EPC, a commercial EPC needs to be displayed within the business premises in most cases.
Does My Commercial Property Need An EPC?
A non-domestic EPC is a legal requirement in instances where any of the below situations apply. Failure to make an EPC available to a prospective tenant or buyer could see you face a fine of up to £5,000.
• The commercial property is rented out or sold
• Construction is completed on a new commercial development
• Changes to separate occupation which involves either heating, air conditioning or ventilation systems
Exemptions are provided for commercial properties under the following scenarios:
• The commercial building has listed/protected status and minimum energy performance requirements would be unable to alter its rating sufficiently
• The non-domestic property is temporary and will be used for a period of two years or less
• The non-domestic property is temporary and will be used for a period of two years or less
• It is used for religious purposes, such as a place of worship
• The building is deemed to have little energy demand, such as agricultural buildings, workshops or industrial sites
• A detached building which has a total floor space of less than 50m²
• The property is soon to be demolished and all relevant planning and conservation consents are available
